Mallorca Heritage entrusted me with creating the Theia dossier, an exclusive real-estate development in Sant Marçall. The brief asked to translate five villa typologies (Amber, Selenite, Onyx, Carnelian and Moldavite) into a finishes catalogue as refined as the product, along with the identity that supports it.
Five gems that become home, where matter turns into language.
Color e identidad.
The palette combines mineral tones and warm neutrals that evoke natural stone, Mediterranean light and timeless serenity. Colours that convey exclusivity without loudness, connecting with a demanding buyer who values calm and detail.
The Theia logotype starts from a typeface with fine strokes and generous proportions that suggest spaciousness and architectural verticality. The geometric construction balances negative space and stroke, evoking the faceted purity of a gemstone.
One gem, one concept, one villa
Each Theia typology grows out of its stone's personality: Amber and its golden warmth, Selenite and its translucent light, Onyx and its depth, Carnelian and its earthy character, Moldavite and its green rarity. I assigned each villa its own chromatic and material atmosphere, always keeping the same editorial rigour.
The finishes catalogue as an editorial piece
I organised flooring, walls, doors, Poliform kitchens, cabinetry, fireplaces, bathrooms with Dorn Branch fittings and staircases into a clear, elegant visual system, taking care with the typographic hierarchy so the technical information could coexist with the emotion of interior design.
Theia was distilled into a dossier that communicates exclusivity from the very first page. The coherence across the five villas and the precision of the catalogue reinforce Mallorca Heritage's perception of luxury, with a sales tool designed to sell the development at the highest end of the market.
